G E Tan Property Management Sdn. Bhd. has a long established track record in the management of properties on behalf of developers, Joint Management Bodies and Management Corporations. Through our vast experience, we have developed innovative methods to effectively meet the needs of managing high-rise property developments. Primarily, our service consists of three elements: Maintenance, Accounting and Administration.

 

Maintenance

We engage and supervise contractors for and on behalf of the Client in undertaking maintenance services such as: cleaning, security, lift maintenance, M&E (mechanical and electrical) maintenance, fire safety compliance, pest control, landscaping, swimming pool and recreational facilities maintenance and any other repair and improvement works.

 

Accounting

Due to the substantial budgets involved in the management of property developments, we believe that transparency and accountability is extremely important. Our main accounting duties include the following:

  • Advanced Property Management and Accounting System
  • Updated records and properties data storage
  • Preparation of monthly financial statements
  • Preparation of full annual accounts
  • Attend to all bank and financial matters

Administration

We have an unparalleled depth of experience in managing the nitty gritty and have streamlined all the complex logistics involved:

  • Collection of maintenance charges including the preparation of billing and issuance of receipts
  • Collection of all other income e.g. quit rent, rates, insurance etc.
  • Pursue defaulters and arrange for legal action
  • Manage the usage of common facilities, car access and parking
  • Advise and assist in the formation of the Joint Management Body and /or Management Corporation
  • Liaise with statutory bodies and government department
  • Advise and report on maintenance requirements
  • Propose improvements in cost and budgetary control
  • Advise and preparation of renovation guidelines and policy
  • Attend monthly meetings, annual general meetings and extraordinary general meetings
  • To assist in enforcement of House Rules  / By-laws of the Strata Title Act 1985
